Job Description
One of the areas fastest growing residential real estate brokerages is seeking a highly ambitious candidate to help grow it's property management division. This is a mobile, flexible position that is fast-paced and requires an entrepreneurial and self-starter spirit. We provide the plenty of 'hot and ready' leads, and show you how to close them.
The position is responsible for taking a lead from initial sale of property management services through the tenant move-in. A full, back office support staff will collect rent, enforce the lease, coordinate maintenance, and deal with owner/tenant relations for you. The sole focus of the position is to sell leasing and management services to a prospective client, fill the property with a tenant, and then move on to the next.
Responsibilities:
Perform rental property price analysis for new clients using the MLS and tax records.
Face to face sales of leasing and property management services.
Process background information and screening on potential tenants.
Prepare property management agreements and contracts.
Prepare leasing documents and contracts.
Schedule property visits and showings.
Collect first month's rent and security deposits from new tenants.
Conduct move in and move out property inspections.
Customer service related to the property owner and tenants.
Comply with all Missouri Real Estate Commission rules and regulations.
Requirements:
Willing to obtain real estate license within two months of hire.
Knowledge of Fair Housing Laws.
Strong will to learn and succeed in an independent setting.
Excellent 'people' skills and strong communication.
Ability to work long hours, evenings, and weekends -- it's a lifestyle career
Have a presentable and dependable vehicle.
Excellent general technology skills -- online systems, smart phone, etc.
No property management and/or leasing experience required, but must be able to prove solid sales and/or management capabilities. Leads, technology, tools, training, and support staff are all provided.
Compensation: Commission based, plus draw and residuals - You receive a draw each month, and then paid every time you rent a property, plus residuals. Our top Account Executives earn over $100k per year.
