Duties Include But Not Limited to:
Marketing and Leasing:
-Land your own flat rate and commission based clients
-Be responsible for your own accounts that you land and manage
-Go to your client properties to meet with on-site managers and owners, take pictures and videos
-Edit all pictures and videos
-Create a listing on LeasingKC.com as well as craigslist
-Build rapport with your clients and managers
-Make regular customer service calls to your clients and managers
-Make cold calls to bring in new clients
-Conduct property showings with potential renters (For full service clients)
-Provide consulting for full service clients; advise on rent prices, run comps, etc.
Background:
This position has a lot of potential but also requires a very high level of attention to detail. Take a look at our website - all of the listings you see are what you would be creating as part of this position. Everything from going to these properties to meet with the managers, gather all the necessary information, taking the pictures and video… then coming back to compile all the info, edit the pictures and video, create the ads on our site and also post them to craigslist and renew the posts daily.
A lot of this is an art as much as it is a science. We would want to test your ability to do this and evaluate your ability to see if you have the potential to be successful in this position. Taking the pictures and video are the hardest thing to get right and require some artistic/creative ability. There is also some creativity involved with creating the descriptions of the ads and using the right keywords that will attract the right tenants to the right listings. This can be trained to an extent but like I said, there is a fairly high degree of art over science associated with this.
All clients you land will be your responsibility, so you will in effect be the account manager of that client. You would keep 50% of all profits made from each client account that you land and manage. You would be responsible for making sure each account/listing is up to date while maintaining a great customer service relationship.
This job also demands that you can set your own schedule and work from home productively. The good news for both you and us is that you will get out of it as much as you put into it.
Task:
Take a look at the listings on our site to see the end product that we provide.
Take pictures and a video tour (just using your phone is fine) of your apt or home (or any apt or home) and create a “mock listing" in a word document. Use the listings you see on our site as examples and try to create a listing of the home you shoot. Then submit the pics/video and description to us.
This will help us judge your potential for this position.
